At Legentify, we generate high-intent real estate leads in real time. While we run automated quality checks on every submission, manually verifying every detail before delivery would slow down the process and reduce speed-to-lead. To maintain performance and fairness, we deliver leads immediately and allow returns only under specific conditions outlined below.

Lead generation is costly for all parties involved. While our marketing targets motivated sellers, not every lead will be ready to transact immediately. Success depends on follow-up, communication, and negotiation. We expect clients to make a genuine effort to contact and engage each lead before submitting a dispute.

You have up to ten (10) days from the date a lead is delivered to submit a return request.


COURTESY RETURNS (🌿)

Return reasons marked with a leaf icon (🌿) are offered as a courtesy to clients with reasonable dispute rates. As dispute rates increase, Legentify reserves the right to deny courtesy-based returns.


ACCEPTABLE LEAD RETURN REASONS (SUMMARY)

You may request a return for leads that fall into one of the following categories:

  • Property listed For Sale on the MLS

  • Mobile homes on leased land

  • Duplicate leads provided by Legentify

  • Wholesale submissions (not submitted by the owner)

  • Vacant land

  • Non-residential properties

  • Invalid or non-existent addresses

  • Incorrect or fake contact information

  • Spam or bot-generated leads

  • Seller did not request an offer

  • Contact is not the owner or authorized representative

  • Property is outside your active target markets

  • 🌿 No response after sufficient follow-up

  • 🌿 Seller consistently hangs up

  • 🌿 Seller states they are not selling

  • 🌿 Other legitimate issues (case-by-case review)


DETAILED RETURN POLICY

1. Property Listed for Sale on the MLS

Leads may be returned if the property was actively listed For Sale on the MLS at the time the lead was submitted.

Not eligible for return:

  • Properties listed For Rent

  • FSBO listings (Zillow, Trulia, FSBO.com, etc.)

Legentify will verify MLS status. If confirmed, a credit will be issued.


2. Mobile Homes on Leased Land

Leads may be returned if the property is a mobile, manufactured, or trailer-style home located on leased land.

Not eligible for return:

  • Manufactured or modular homes on seller-owned land

  • Mobile homes you explicitly requested or accepted as part of your strategy

Courtesy approvals may apply for clients with low dispute rates.


3. Duplicate Leads

Duplicate leads may be returned only if both leads were delivered by Legentify.

Leads from other sources or your own marketing are not eligible.

If confirmed, your account will be credited.


4. Wholesale Submissions

Leads may be returned if submitted by a wholesaler rather than the actual property owner.

Legentify will verify ownership status before approving the return.


5. Vacant Land

Leads may be returned if the address points to an empty lot with no residential structure.

Satellite imagery may not reflect recent construction; Legentify will verify before issuing credit.


6. Non-Residential Properties

Leads for commercial, industrial, retail, warehouse, agricultural, or other non-residential properties may be returned.

Residential properties with four (4) or fewer units are not eligible.


7. Invalid Address

Leads may be returned if the address is incorrect, unlocatable, or non-existent.

Legentify will attempt verification and skip tracing before approving the return.


8. Inaccurate Contact Information

Leads may be returned if both the phone number and email address are unusable or fake.

Legentify may attempt to correct misspellings or verify intent before approving credit.


9. Spam Leads

Leads generated by bots or clearly fraudulent submissions are eligible for return.

Spam disputes do not negatively affect dispute rates.


10. Seller Did Not Request an Offer

Leads may be returned if the contact confirms they did not submit the form and have no intent to sell.

Legentify may verify IP, name, and contact data before approving.


11. Not the Owner or Authorized Representative

Leads may be returned if the contact has no ownership or legal authority to sell the property.

Heirs or family members should be verified before disputing.


12. Outside of Target Markets

Leads may be returned if the property falls outside your active bidding areas at the time of delivery.

Legentify will verify market settings before issuing a credit.


COURTESY RETURN CATEGORIES (🌿)

🌿 No Response

Leads may be returned after at least five (5) contact attempts over five (5) days using calls, texts, and emails.

🌿 Seller Hangs Up

Leads may be returned if the seller repeatedly disconnects calls without engagement.

🌿 Seller Is Not Selling

Leads may be returned if the seller explicitly states they are not selling.

This does not apply to sellers with high expectations or future interest.

🌿 Other

Unusual situations may be reviewed individually with sufficient documentation.


EXCLUSIONS (NOT ELIGIBLE FOR RETURN)

The following scenarios are not covered under this policy:

  • Seller has high price expectations

  • Insufficient follow-up attempts

  • Seller chooses another buyer

  • Liens, debts, or title issues

  • Property condition or occupancy status

  • Duplicate leads from external sources

  • Failure to update account preferences

  • Communication barriers (language, accessibility)

  • Undesirable locations or market conditions

  • You choose to pursue the lead despite eligibility


FINAL NOTES

  • All disputes are subject to verification

  • Credits are issued at Legentify’s discretion

  • Abuse of the return system may result in dispute limitations
